At least your tenant has passed a background screening (or at least should have) and you know where they live if they were to ever do anything. 

I live in a very rural area where properties can be 1-2 hours from the neighbors and in remote locations, particularly up in the mountains where cell phone signals don't exist.

Any suggestions as to how to get a current phone number for a property owner?  

As long as you do your numbers right and go through a pretty thorough screening process the ~$150k property should be all smooth sailing, which may very well not be the case with the cheap houses. 

We've done a lot of work on our rentals, hired contractors and vendors for help, advertised for tenants, screened them, signed rental paperwork, and handled A/R and bookkeeping.
