The securities exemption for multi-lender (fractionalized) loans is only available to CA licensed real estate brokers. 

My personal opinion is: once the renovation is done, property is rented and generally stabilized, I take out a fixed rate mortgage.

@Maurice George, you can pay the heirs for access to inspect the property and you can buy personal property.

The goal is to replace 1 persons income, for now, and pricing on multifamily seems too high at the moment to be able to accomplish that without more money on hand.I've been in property management for around 4 years and my husband is with the same company in the renovations department.

They offer that for cheaper than I can get them done, so I let them assemble and install them on my jobs.I personally do my own design, so no need for design assistance for me personally.As for quality, that goes with price.

I'm sure that some of the sites work and will drive some results, but I would be very curious to see a breakdown of a personal reach out system to large hospital networks, local companies HR, etc. 

I'm looking for ready to assemble (RTA) that do not have any particle board or OSB.Found RTACabinets.com which seems interesting but I'd like to look at some in person if possible, maybe even LA County.Current quote from HD (Home Depot) for their ready made in inventory cabinets is $2600, those are particle board low grade cabinets.I'm going to bet Kevin Fox replies in this thread.
