Having the holding company avoids having to show your personal ledgers (assuming the necessity ever arises).if you do transfer funds outside lines of ownership, you would need some sort of transactional reason.

It seems a recurring theme that networking is key to finding deals outside the MLS among those listed by @Ronald Allen Barney I've heard RE bloggers, those with website bios, those participating in forums such as this, and in person discussions as being ways in which people get to know you and begin to develop a sense of who you are, so later they may think of you when something comes across their desk.

(Also to find agents and brokers in your market, Bigger Pockets has a great tool for that on the website, outside of that use Facebook groups; just search “your city real estate” and you can likely find a lot of locals in the field who you can reach out to.)
