I will entertain in the future for a deal I cannot pass up, using one of my 0% balance transfer's on my credit card knowing that my year end bonus from my employer will pay it back instantly come year end.

Well last night my realtor told me about a property that his family member was selling and was willing to entertain investors.

So as I grab my popcorn...Keeping in mind that this is purely for entertainment value, lets analyze the veracity of his claim:-$25k on an 8-unit.  

Thats why I find it entertaining when I get a new wholesaler asking a lot of questions and when I ask if they have a deal they say they are building their buyers list.

His agent verbally countered my agent with 'it's already low, but he'd probably entertain $215k or $225k + closing/prepaids.'

When I moved in and started using the house, I noticed there weren't water lines hooked up to the outdoor spigot or to the dishwasher.  

However, I doubt they would entertain that because my page views are worth far more as advertising traffic than the Pro membership fee.

.- Issues effecting resale value: double yellow lines, numbered state roads, proximity to train tracks, highways, airports, gun clubs with outdoor ranges, flood zones, school zones, business / industrial noise or odor issues, high crime area, crappy neighbors (barking dogs left outside, trash in the yard, house in disrepair) close to a hospital, police or fire station (sirens all night).So what we're looking for is properties where the numbers make sense, with no issues that will slow down the sale when the rehab is completed.  

Since the six lots are near interstate highway, another idea is for outdoor advertising.

So the renters are likely somehow connected to the entertainment industry, as that's the only real big industry out there.
