What made you interested in investing in this type of deal?

I made a post a few weeks ago looking for one in AZ, that’s real estate/investment focused, but haven’t had any luck.  

Another plus to this strategy is there is no structured repayment of the loan - you decide how often loan payments will be made and what amount. 

Obviously your in this position able to pull cash out because you made a good decision back when you pulled the trigger to buy that one.

I just made a post in that category as well that I'd like to learn about buying lots that are R-2/R-3 and splitting them and selling off all but one to build on personally...

Typically as someone gets older their tolerance for BS is far less.If I could sell an asset even for less $ and invest it passively at a lower risk than seller finance it to an overleveraged borrower with poor credit there is really no choice to be made in my mind. 

I know the McDonalds quip is sarcasm, but is your opinion that holding the rental in an LLC in order to protect other personal assets is not worth the cost or hassle?

It’s going to go away from a commission based model (which to me never really made sense but not complaining about it). 25 years ago when there really wasn’t online listings and you would check the newspaper or call agents for listings times have changed and commissions made sense.
