East Memphis - 38111 -generally great, can get spotty when you go too west on the southern part of the zip code near the Orange Mound area.

have to play the hands that are dealt you.what mitigates it on the west coast is the property could go up 200 to 300k in 5 years. thats were the money is made.or maybe not.. but to me west coast rentals and rust belt rentals and what constitutes a deal are just apples and oranges.

I'm looking to invest outside of my local market (Orange County, CA) given the limited cashflow opportunities in this area.

We lived in Orange County Ca for 13 years and My mom started investing first in St George UT then Huntsville, AL and then in the Sevierville TN area.

We would just paint the ceiling in flat white without texture and apply a light orange peel texture to the walls before painting it with an eggshell finish.

Think fines and orange jail suit.
