If you're new to the game but hungry, PERFECT!

There are some low cost online PM companies and flat fee structures out there.

They get together and play Kiyosaki's Cashflow game and sometimes talk real estate as well. 

I am thinking that the commission of 3% is a bit too much for 2-3 weeks of work, but on the flip side, it might just be wrong to try negotiating this late in the game.

Bottom line, if it is in the lease (and the lease is appropriate/legal) than its fair game, but what you can do and what you should do are not always the same. 

I put around 22K for a 88k property and should cash flow around 150/month.....I am based out of CA so all my research was online...so would love to hear about your foot on the ground research in atlanta......let me check out athens....
