I'm more learned than experienced, but I'm always eager to help people navigate the market just for the chance to talk shop.

I have had a couple of late cancellations that I just let go but I spoke directly with the guests and they both had good reasons (death and illness).I offered both of them rebooking at a later day.The illness was a major stroke and they could no longer navigate the stairs at that time. 

Hi @Pete Woelfel,First of all thanks.in regard to your questions:i'm mainly looking for cash flow at the moment but of course appreciation would be great as well.i'm not local and i'm planing to take a management company. i am not looking for a big rehab properties at first.I totally agree about what you said on knowing the neighborhoods. and this is what i'm aiming for, to get to know the neighborhood and what streets are better then others. i'm planning to come but also planning to get to know a person that will help me navigate the area.but the first thing i see is to understand which neighborhoods will fit my search. and to go from there.Omer
