RE is a slow game make a plan and stick to it revisit it each year and adjust as needed, but you shouldn't be making massive changes in your strategy. 

We have no where near the enough supply at least here in San Diego for there to be a crash let alone a massive correction. 

Other than the massive foundations in Hood river because of wind and the raising the houses in Charleston because of flood.. they are stick built.

Three weeks later a part popped off of the newly installed water heater causing massive flooding and damage to the unit below me. 

However, Cape Coral has some large tailwinds helping it out such as the massive influx of people (look up recent articles by UHaul on migration patterns and they cite Cape Coral/Fort Myers in specific), low supply of available rental and housing, and overall desirability due to weather, proximity to the Ocean, price point, low taxes, business-friendly state, etc. 

So I'd love to know any positive or negative thoughts people might have relating to those 2, pls.)Honestly, I'd like a company that is 1) smaller (i.e. not massive), 2) highly responsive to the tenant and the landlord; 3) heavy on the hustle, speed, and creative problem-solving and very, very light on the excuses. 

People put a lot of trust in their agents to help them make a massive decision on where they want to live or invest.

You're cutting living expenses massively. 

That area just doesn't have the resources to handle something as massive as what this was and even if they did have emergency vendors, they were pretty much booked up immediately with a backlog.
