I did much of the non-technical work - always leave plumbing/electrical etc to the pros.

I figured this from my own research of other properties in the area, the current owner who has rented the property for 12 years, and a friend who owns two SFR's on the same street.So that leaves me with $325.42.

I wouldn't leave it to the tenant to fill out this very important piece of information/court evidence.

Yea but it may take 2-3 years to get that job and I will be working 60 hours a week or so which leaves me no time to do much else.

I would have to speak with the contractor (check references and license) who will be doing the install to ensure that it will be installed properly as well as check into local laws regarding the upgrade, does it automatically become part of the property or when the tenant leaves will they want to remove the granite countertops because they paid for it.

Thanks Susie, All Tenants know where they're Landlords live once they turn 10 years old and have internet access.BUTI've had Tenants leave cash;-( which i discouraged.

Less the $30K fixup leaves $19K.
