@Wilson Bunton While I am not a licensed engineer or architect, I do a fair amount of work in AutoCAD and Revit to create sketches and construction mark-ups in my day job.

Rents or home values depend on population growth and jobs.

If your dealing with newer properties your repairs should be very little but you might have the occasional hot water tank that needs replaced or a couple $100 repairs here and there.

Moderators aren't perfect but knowing most of them they are all trying to do a good job, and all moderators are volunteers.

Numerous times throughout the past few years, I've strongly considered taking the 90-hour course/exam to earn my license here in Indiana, but have heard mixed opinions from local agents on whether or not it would be feasible, beneficial, profitable, etc.I currently have a W2 job as Controller of a midsize beer wholesaler that I do not plan to leave any time soon.

It does and excellent job explain all the calculations the website does for you and more.

I have great credit and day job income and qualify for a disgustingly huge mortgage level, even without rents included so mortgages are not an issue for me.

I work a full-time schedule of 12-hr shifts, and my schedule is different every week and includes weekends, so there is no way I can take a classroom course without quitting my job.

The progress I've seen to date has bee positive (Costco, luxury apartment builds, bike share, park improvements) and the progress announced has been exciting (ferry, additional luxury complexes, trolly, commercial development for higher streets, warehouse jobs, connected parks).
