Account ClosedI actually have a very different experience and recommendation than the main stream RE Investors.I am a big proponent of being the best at what you are trained to do as an Employee at first.Once you do that, you will be in the top 10% salary of your profession.In my case, I was being paid around $200k around the year 2000 as a Computer Programmer working on mission critical Financial Software.No need to throw away what you studied for all these years, acquired a great deal of skills and also advanced certifications or degrees.Plumbers, Electricians, Computer Programmers (in my case), Janitors, Dancers, it doesn't matter.

We absolutely want to get to a point where we know the address ranges to focus and implement a high level of saturation so we can minimize the dependency on other investors for a positive impact.

We have always pushed for >12% CoC & quickly abandoned the exhausting, mind numbing idiosyncrasies of just being residential Landlords, except for maybe 8 properties our kids still hold, for their experience.There are so many ways & niches to accumulate significant REI wealth & having the foresight to tax defer the loading/then implementing of 401(k)-solo's is an excellent beginning.

Or once there implemented it’s almost impossible to go back?

I was able to rehab 1 apartment at a time and raise the rents while implementing my own screening standards to ensure I am getting good qualified tenants.
