If you don't disclose it, it's is a clear case of mortgage fraud, doesn't matter about it being on a credit report, it is or certainly be a material omission of your financial obligations and it's not hard to find your name on deeds of trust that you made.

What is a realistic price per sq ft for new construction in this area -- especially if 3 identical duplexes were built?

I discriminate against falsified information, unverifiable identity, negative feedback from prior landlord(s), unqualified types of income, not enough income, unpaid judgments, evictions, certain criminal convictions and a history of poor money management resulting in late payments. 

The nearly identical unit literally attached to mine did not lease, even at a lower price point, because it was not up to date.

Currently, we have tenants paying via hand delivered check and Zelle which has had a lot of fraud recently. 

I think this could even be considered mortgage fraud if you went through with the bank with them being under the presumption that it is a second home.
