~ 1200 or less sq feet seems to be a sweet spot with the office tenants I deal with.  

I've also been told that vacancy rates on a 3 bedroom apartment are actually higher than a 2/2 - so the reality might be that going 3 bedroom would actually be worse off economically once you factor that in. 

It's not an ideal market but years of idle cash is expensive (unless you are a value/appreciation investor).

An internet-connected device would be ideal, so I could monitor remotely. 

So on the high end this leaves ~$20k in the SDIRA (factoring in funds required for setting up the SDIRA).

I'll admit it was not ideal timing, but there are many reasons why it was unavoidable. 

Once lead is a known factor, it must be disclosed, no checking the box stating you have no knowledge of lead, so the seller and listing agent likely do not want the test performed.   

Unfortunately this should have ideally been figured out before you purchased the property.
