You can parlay that into quite a lot if done properly.  

My husband and I purchased investment property in both our names, then plan on moving it to the proper entity.

That should give you an idea.

It sucks that out of town investors ruin whole neighborhoods by not properly vetting tenants. 

Hi Frank,I, like many on this forum would say that if you're looking at getting into a new venture just for the tax advantages it might bring, it's normally not a good idea to factor that into consideration.

However, what is a proper amount of time spent on something like this?

You can check Apple or Google maps to get an idea of available parking spots.
