Aside from the advice already given, check out a TREIA meeting, attend open houses in areas that you think you'd like to invest in, offer to take an investor or agent to lunch just to pick their brain for an hour, volunteer for Habitat for Humanity or a similar organization that RE investors have an interest in.

Not to plug him but I read Dave Ramsey's book on personal finance and used the snow ball theory and it was amazing how fast the balance of student loans go down when you really focus on them, its not the most mathematically efficient way but very satisfying for human emotion for sure.

It's cheap as heck, just put one together and see how the fasteners work....cheap.I would go to a) lower end antiques stores (or yard sales), and b) high-end thrift stores (not Goodwill, usually charity run stores like Humane Societies and such have really good donated furniture, plates , etc...

And they do nothing and collect and check every month and treat the tenants "below human" or some other type of specities.I have never had any problems with our sections 8 tenants and half of our portfolio is section 8.And remember just because someone is on section 8 doesn't mean you bypass the application and rental process.My only recommdation is to only rent houses that are 2 beds or below, so you do not attract a lot of kids, which is the main reason you property will be trashed.

I apply for a guaranteed home loan with the VA, call up habitat for humanity so it can pass inspection, refinance the house, could get the house even cheaper what is owed and maybe a lower interest.
