I feel like it is helpful to add that I am not looking or asking for any compensation for performing the tasks I mentioned above, as well as bringing in my knowledge/experience to benefit both of us to maximize the returns we will get in the future.

Pay extra attention to due dates, late fees, pets, guests, and tenant responsibilities

I would also look for a house with as much space/land as you can find so your guests will not disturb your neighbors.

It feels like a constant cart before the horse but I have become better at scaling over time, today own and operate 194 units mainly in the manufactured home space but we have more than a dozen single-family homes, a motel, and an apartment complex.I have myself in a CEO position but I also fill the position of sales and acquisitions.

I feel like it's safe to assume that when most people see the letter in the mail it just goes straight in the trash anyway. 

Although I don't feel like I'm legally obligated, I'm trying to come up with a solution that works for both sides.
