We like the idea of increased cash flow with MTR ofcourse but it also comes with additional furnishing and carrying costs.

You didn't mention it, but what I'm not seeing $$$ dedicated to is FURNISHING the property.  

Prepare Your Property: Furnish and decorate attractively.

If this is legal/viable in your market, furnish the place, get your licensing in place as well as proper insurance, and run your own vacation rental business.

We are using this one, but there are other options:https://a.co/d/0kEUCXvAnother thing to think about is what utilities do you want to include, and where you want to provide anything else.We include all utilities, we furnish all shared spaces, and we provide all shared items (pots/pans, utensils, trash bags, toilet paper in the shared bathroom, etc).

We put nest thermostats in all of the furnished rentals where we pay the utilities; for the most part, they work pretty well, and have saved us quite a bit of money. 

I just priced my house what I thought was appropriate for a furnished home.

I started out with a duplex (Drexel Hill, PA) and purchased a fully furnished quad (Berwick, PA) that is listen on AirBNB and other sites.

I’m just trying to add context that it’s easier to switch it to an MTR due to it being furnished already.
