@Miguel Biberos I agree with @David Faulkner fill your mug full of coffee and strap on those new white boots and start walking.

In my 9 unit complex, I recently rehabbed a unit with new carpets and then filled it with a new tenant.

If it was always filled it would be perfectly fine.

Either product should be able to fill your needs listed.If anyone has experience with Zoho, I'd love to hear it.

They have a lot of turn over but you can usually always fill them up. 

As luck would have it I accidentally checked the "month to month" box when filling out the lease agreement.

As a LL, I have the tenant fill out the move-in side, sign the form and take pictures. 

Compared to multi-family buildings in the same price range with 15-20 units that remain profitable with 3-4 vacancies, which are generally straightforward to fill, offices look more risky in almost every way.Attracted to offices having lower maintenance tenants, but that doesn't seem worth the riskier investment dynamics.
