Finally- tenant screening- this is really simple, people tend to overthink it.

If you don't have it already, I would put together a written Applicant Screening Criteria document that outlines what you are reviewing and your criteria (e.g. 3x rent in gross monthly income, NO evictions, etc.).

Many of those loan costs are "flat" costs.  

We found a potential property manager who would charge a 6% flat rate to run our home as a rental.

I shared my screen with them and showed them exactly where the problem is.Tech support could not help but they transferred me over to their CPA line. ( this should have been for UPGRADED plan only, but they didnt charge me at all).
