I think for me living in the Albuqueruqe area, I feel as though if you are going to do a flip people are looking for areas that are rapidly growing, I like the Westside area of Albuquerque, Taylor Ranch, and some of the SW Unser area for houses as I feel as though they would be some level of ease when selling and the home values seem to appreciate a little faster due to surrounding development.

Hey guys, I thought I'd post this to give you an idea of how I structure my partnerships, why to partner, and to get feedback from others who have structured partnerships on how they are setting up there partnerships.I set a goal to buy 1000 apartments in the next year and took on a partner to do so. (62 down, 938 to go, 50 under contract, 300 under LOI)There are two reasons to partner in my opinion:1) When you don't have something someone else has: money, credit, time, skills, resources.2) When the partnership will help you hit your goal faster and easier.Number 2 is why I partnered with Preston for the 1000 Door project.

The more competitive the deal the faster they will want to close.Bottom line is offer what tens and deposit you are comfortable with but you have to show up strong on competitive deals.

@Derek Diamond I know exactly what you mean I think I’m going to try and do it in years like I’m on episode 45 , 5 more I’ll be on year 2014 , I’ll take a  break go over my notes and then start fresh with the 2014 , I’m on good track , I listen to like 4 or 5 a day , it makes it alittle easier because I’m a truck driver and it makes my trips go by so much faster
