[Calc Review] Help me analyze this deal

This house was built in 2005. Comes with a long term section 8 tenant who has kept the house in very good condition. House is under contract and closing in 2 weeks. 3/2 houses are rented for 950 in this area. So there is potential to increase rent by $150 to 200 in near future. Need to figure out how to request for a rent review for section 8. Please comment if I missed anything in calculation and also can this be considered as a deal... Not expecting major CAPEX as the house is new and also have done professional inspection. Have set aside 8% for CAPEX.
