You have to use a variety of approaches combined with your own knowledge, skills, and abilities, to figure out what the park is worth and what value you can add. 

Even if I did invest in a smaller fund, I would still prefer to have solid knowledge of how the analysis process worked in regards to evaluating potential notes to bid on.
