Everywhere it's the best IRR is always coming from 2-plex to 4-plex, not a SFR when rent ratio > 1.0.I've executed many regression analysis to which cities can bring appreciation and cashflow at the same, you may want to take a look at STL , Birmingham and Indianapolis.
