This has been an excellent site for learning and networking and I highly recommend the podcasts too. 

I would recommend forming a relationship with tax professional who can advise and work with your clients.

if you paid for appraisal a year ago you should have some relationship going on there, so feel free to ask.Another option is to talk to 2-3 local brokers and ask for them for Broker opinion. 

You can meet people at your local REIA, but most likely they will offer hard money loans (and not private) being that they don't really know you personally.Network with people and build relationships and a good reputation.

However, we believe everyone needs to make a decision that’s right for them based on their relationship with their family.

Leave the basics. do a detailed inventory for your stuff like an excel sheet with # and condition ( no scratches, stains, burns).
