As far as over paying.... prices are rising so quickly that a deal you may have passed on 6 months ago seems like a bargain today.

@GregsRe: Internet access Wifi "child porn" actually happened  my sister-in-law she owned and lived in her 4 plex she offered free internet Wifi to her tenants, they had the sign on code,, they passed it on... to somebody...that guy didn't live there but used their wifi account and was a pervert.So mean while,, everybody in the 4 plex had the cops in each unit, they took all hard drives, laptops, even digital cameras as part of investigation. and it was a huge mess.

I don't do much wholesaling anymore, since I've started rehabbing, but I do pass deals on from time to time. 

How many deals have you had to pass up because your capital is all tied up, or you do not have enough capital available when a good deal does come by?

To me that was the equivalent of walking up to the plate off the bench and hitting a grand slam in the bottom of the ninth of the World Series.On the downside, my wife inherited a rental property and her parents' home when they both passed away suddenly within weeks of each other.

Anyway, I told him what had just happened with my failed walk through in the rain,  saying, "but I'll figure something out; I think this is too good a deal to pass up."

If you find a deal and can pass it along to another investor, more than likely they will want to work with you.
