The state is moving into stage 2 on Friday but New Orleans is sticking to stage 1 for the time being.

Maybe the seller doesn't let the property go for the number that works for you, and in that case, it just means the property is not necessarily for you at this stage in your real estate journey. 

But at this stage...my outrage bucket is empty.

My 14 year old daughter (who loves decorating and staging) and I hit every garage sale, flea market, and facebook marketplace we could to find nice but affordable furniture and housewares to make this place a home.

Based on my analysis around City of Boston and surrounding towns, we pretty much gave up on CoC numbers at this stage because one would have to put down a lot more money to get better CF.

There are not many deal breakers for me at this stage of the game, but I want to know that...say...the Federal Pacific electrical panel will cost about $6000 to replace and if I leave it, I may have difficulty getting insurance.
