Say I find a deal, they work their asses off on renovation either on the weekends or taking one or two weeks vacation, we hire out electrical and whatever else should be hired out, and they raise at least a good chunk of the capital perhaps from family, bosses, their dentist, etc.

I have some tenants that moved in on April 1 with a 6 month contract.. they paid good up until now and their phones and electricity have been shut off for about 2 weeks.

If it's not truly zoned multi, you'd need to do "all bills paid" - you wouldn't be able to get separate electric, water and gas meters.

Removal of a non load bearing wall will not cost much at all, especially if you already have a dumpster on site for your remodel assuming you are rehabbing the whole house.The size of the wall and how much electrical or plumbing is inside will also have a factor in price.

I also plan to use eBay and some of the consignment auctions to see if I can get better deals than HomeDepot/Lowes.You may try to see if you can sign up with some of the local contractor supply houses that specialize in certain trades (electrical, HVAC, plumbing, etc).
