If I am able to get my residents (I don't like to call them tenants) to sign a longer lease then my monthly reserve may go down a bit, but I only factor that in once I know the length of lease.A long vacancy (or longer than expected) can eat into your yearly cashflow very easily if you do not factor that into what you put aside, so just think about that when you are coming up with a good number...but again I usually do 7 to 10%...I know plenty of people who do higher...Hope that helped!

How she performs is key to taking on this liability, she could easily get in over her head trying to meet rents from her business, there are many commercial types who know what type of business pulls in revenue at that location and they may get a hook in her with deposits and agreements where she does nothing but basically work for them.

What the LLC gurus don't explain is that the LLC is still your asset, your assets can be clean out through the back door as easily as the front, meaning, a management issue goes to management company, it gets nailed and its interest are at risk.
