I would definitely justify charging 1.5x the market rent for the inconvenience of not being able to move into the property.

Hello -I have put my house on the market for the past 16 days on the MLS for rental.

Proposal 2:  Sell at market value and prepay 4 years of rent from the proceeds, standard lease terms.

The intent is to see if people have lowered their expectations for returns based on the current market.

In my market, the typical type of deed uses is a Special Warranty deed where you are guaranteeing only title issues that came into existence during your ownership.
