I would house hack but that's very difficult here because of the insane prices.

So it's difficult if it even qualifies for a 1031 exchange.But...the crux of your question is that if it was used for investment and is not your primary residence you can indeed do a 1031 exchange. 

It's going to be difficult to change it.

With that specific loan product, you can get the work completed prior to moving in, and with $40k left on your loan limit you'd probably be able to fix the majority of those issues.I completely get taking on a rehab from the get-go may be a little bit intimidating, but one of my other favorite sayings is "let discomfort be your compass" - the more difficult the challenge is the faster you'll grow.

It's not terribly difficult to pierce the corporate veil, if you don't operate in a very consistent professional and totally separated from your personal finances manner.

That can be a difficult thing to learn.
