Because this is my biggest project to date, I am hoping someone with more experience can review my plan on this building and let me know what you would do differently - mostly with to rehab or not to rehab before tenants.We are replacing some needed items for sure -roof, some HVAC, windows and other mechanicals.

@D MackHi Mack, you will need to send copies of all your lease and option documents to the title company in addition to a Purchase and Sale Agreement which will capture the final sale price agreed by the parties and a closing date.

I currently have one of my rental properties set up as a fixed price rent with utilities included (I know, crazy, but it's still cash flowing $1,000+ at least every month) and I was curious to know (a) what is the ratio of people who include vs exclude utilities and (b) what are some good tools, apps, etc that people use to track monthly cash flow?
