I’m hoping to try to find someone who has expertise in dealing with properties that need to be raised per FEMA’s significant damage/improvement rule.

I kept taking damage to my health bar, which was my bank account and I needed a solution.  

So no penalties or liquidated damages for any delay.

Granted, the rest of the block were larger single family homes...

Don't forget, a lot of contracting is guessing until you open up the wall/floor/roof and physically see the damage.

To reiterate, don't be intimidated by tenants if you have the evidence of damage and are charging them fairly.

Due to self managing, we don’t want to be spread out over several cities nor more than 2 properties.We currently have a 60 unit building, 28 condo complex and 7 4-plex’s all within 1 block of each other, which works nicely.
