An appraisal can be done "subject to" and you can even hold out funds at closing made directly payable to ABC Roofing, etc. so that you don't have to dig into your pocket again.

I spent almost a year getting my hands on a 4plex, there were several times that I thought it would be a pain and I should buy something else, but everything else I looked at made this a good deal.

Hello,I have a question for some experienced investors.I recently purchased a property that was illegally made into a duplex with zoned central air and gas, and would fit all categories if stairs were rebuilt from top deck. 

You made a good point that the bank would not close with out a Cert of completion.

I thought I made that clear.

I know it sounds like I already have my mind made up but I'm getting as much input as I can before I pull one trigger or the other.Thanks!

Made about 40K each on a $140-160K investment.  95% of the renovation by others.
