Out of the three areas you mentioned, personally I would prefer Cincinnati in that list.

So for example, here in Greenville, South Carolina, we have major auto manufacturers, BMW, Michelin and a whole host of smaller companies that manufacture parts for these larger facilities at BMW and Michelin.

Clearly there are companies who are thriving with in-house management.

Some sellers might be new to the process or prefer to keep details private until they find the right buyer. 

We've had great tenants, a good property management company, and few expenses over the past few years.

Renting the entire property comes at a flat rate of $1500.We've received interest from a female nurse specifically for the master bedroom, but she prefers not to share the space with a male tenant.

Generally, I prefer shorter timeline fix and flips with at least a 10% return within 6-7 months ideally. 

Do you prefer something in an estabilshed residential area? 

I've heard about turnkey companies (properties that a company owns, is already rented, and ready to sell with tenants in it) but am not familiar with any names of companies.

Currently I use Foremost insurance but their prices have gone up somewhat significantly this year and I’m wondering if anyone has a good company/agent they like to use and would recommend as a place for me to start looking.
