After my 1st flip last year, in central Illinois, the GC filed a lien for non authorized Changes and other charges.

My favorite play right now is in midwestern and southern secondary markets where I can get the highest possible cap rates, while enjoying the same level of rental demand the oversaturated neighboring hubs do.

It's difficult to travel south (I'm currently living on the central coast) to look at property.
