Peace of mind goes a long way for a lot of people, and it’s not worth it if keeping the debt is going to cause you extreme stress/worry.Personally, I believe you could leverage a real estate investment to help you take more control of your debt down the road, creating another income stream.

I will be moving to a new town soon that has a much better market for me to invest in to kick off my journey in real estate.I have read alot here, but never came across something like this question.My current landlord claims she doesn't own a property I am renting, but she is the owner of this and many properties per tax assessors documents.She has avoided answering the question about where I send my new address a few times now causing me to dig up the public records.Am I about to get scammed out of my deposit?

For the rare tenant who still complains, if we think it is a good, long-term tenant with a clean house so likely the neighbors causing the issue, we'll just hire a service and set up auto-pay quarterly as long as tenant agrees to schedule quarterly treatments without missing them.

This crash, slump, a recession was not caused by real estate failing as was 2008 so I would not expect to see the same institutional failures as last time.

I know that the landlord can be considered liable for falls/ slips if/when it was deemed they were negligent in addressing an issue that caused the fall/ trip (ex. knowing of a leaking pipe which caused floor to be wet) However, in this instance where it was due to actions of the tenant, would you initiate interventions to reduce the risk of future falls?

Most get corroded & fail giving you the infamous air locks that cause havoc to effective heating, then you have the occasionally failing $118 solenoids & that expansion tank replacement every 3-4 years.

The caseworker MAY come in for an inspection every once in a while, but they are usually pretty loaded, so if they do inspect, it'll be for cause (i.e. tenant complaint).I'd treat it like any other tenant since when they move the Sec 8 voucher is gone.

I won't go into all of them, but the primary thing was that our kitchen cabinets were basically falling off the wall, the dishwasher stopped working after using it 3 times and the P-trap under the sink was malfunctioning, causing a constant water drip and massive hole under the sink - which they had covered up with a shelf and cleaning supplies.
