Using leverage is fine... its the level of risk, and each investor has a different plumbline by which they measure how much risk is comfortable.I keep my properties in separate bank accounts. 

And the conversation carried and luckily the broker was much much more polite in person and apologize for her story to the class.I met the broker, the agent, and the CL100 inspector this morning, and I think we have them back to a good place. 

No complaints so far.Try to stay more on the north side as crimes are less there.It kind of a risk reward type situation. 

Would I need to carry my own insurance?

I think it depends on your risk profile.

All the essentials are in place like insurance, home owners warranty (already rehabbed but carrying as a precaution) and taxes paid.

The beauty of owner carry is I do not have to do repairs on the property. 

I have two owner carry properties, and soon to have a third.First of all my properties are free and clear.
