Do you think now is the time to sell in California?

Hello,     I'll be in the market for a cashflowing triplex or fourplex in Richmond soon.  Any recommendations for a good agent and a good property manager would be much appreciated. 

from the documents a few BP folks sent to me a few years ago. it looked like they were investing in multi beneficiary mortgages IE multiple investors in a fractionalized mortgage.. which can be argued is a security .. in CA they are quite common but you have a specific disclosure document that must be filled out by a real estate broker .. it lets you know who the co investors are.. which is really the rub here.. none of these folks know each other.. and of course this is always the rub in a pooled syndicated investment that goes south.. 

Even using California standards.

3% is a bad cap rate for most areas, even high cost California can do better than that.

. :)We are doing a rehab in California and today (after getting signed off on everything last week) a building inspector just waltzed in the front door (no knock) and said he was there to "inspect the copper piping."

Wholesalers are running thin in CA many can only find a couple sellers a month and daisy chaining others' deals has seemed to become more common. 

Taxes are probably going to be the same either way, if you plan on investing in MA each LLC has a pretty high annual fee 2nd only to CA I believe.
