i'm confident with some TLC i can get $100 more per unit in a couple years. my plan is to take no cash flow in the beginning to get the property up to a level that can get fair market rents, that includes replacing the roof, and doing some updates to the kitchens like replacing the appliances and some cabinet refacing, updating the common areas and potentially repointing the facade.i've already spoken with a few banks that will do the cash-out refi in 6 months so i'm confident that i can get that done.  

No burn marks on walls or cabinet above. 

My grandmother had a bank account that worked fine, but Dad also found rolls of banknotes in the refrigerator, in the kitchen cabinets, etc. 

Cabinets, flooring, paint, etc.?

The property description mentioned one of the units being completely renovated and the pictures of those renovations looked very well done (new stainless steel appliances, cabinets, flooring, as well as a new HVAC), although nothing could be said for the other unit. 

The kitchen is fitted with custom-made cabinets, a cooktop, a wall oven, a pot filler, and a custom cement countertop.

The house is a 2600 sq foot, 4 bedroom / 2 bath home that needs a medium reno ( new paint, flooring, bathroom vanities, and kitchen cabinets).

We updated by painting most of the home, new white finish on cabinets, new dark finish on bathroom cabinets, new carpet in bedrooms, new flooring in one of the bathrooms, finish build out for mother in law basement apartment, new tile in kitchen of mil basement, new appliances, new countertop with granite top look paint kit.

However the largest unit (and the only one I saw) was trashed and needs new flooring, new cabinets and some hazmat level cleaning.

Cabinets.. are they in good working order or do they look beat up?
