Of course, they can't ask for anything additional from you that isn't in the contract (closing costs, etc), but you can't really stop them from attempting to get financing if they can still close on time.If they can't close by the 30th (or whatever is in the written contract), then you can keep their earnest money, but you probably don't have much recourse in the meantime.In the future, for cash offers, get a LARGE earnest money deposit (at least 5-10%, if not more), get a quick closing (why drag it out if they're paying cash), and get a POF before you accept the offer.

The FHA and Lenders are coming down hard on three things. 1) Any attempt to mislead who owns or is selling the home2) Any attempt to mislead who is buying the home.3) Any attempt to mislead where ANY amount of money is coming from or going to in a real estate transaction.

Its a form of fraud as bill points out to attempt to pay lower property taxes that you mention, not saying your doing it, just what you asked, so in a sense that is a scam.

I am running Windows 7 and IE 8 or 9 or whatever the latest version is.Of course, the drop down menu disappears as soon as I attempt to move my mouse to the right side of the screen to toggle on something like update profile or accept a colleague request.ThanksChris

How do I protect my deal if I go into contract with seller, then show the investor the property and he or she attempts to go around me to get a better deal on the property?

I see what you are attempting to do, and I don't know your area specifically, but in general, finding an REO on the MLS with enugh spread to have a wholesale fee, costs of interim financing, and still enough spread to attract a rehab investor is difficult at best.

I am not saying you are wrong, I am just pointing out the fact that we need to really exam those periods of time to attempt to determine if lower taxes were indeed the primary reason for the improvement in unemployment.
