There is a second bathroom roughed out and I just recently received the full blueprints including the specifics for an unbuilt studio/bedroom suite.  

Because my current apt (soon to be listed) is a rental property I have to buy a single family, condo or a duplex for rental purposes to qualify for the 1031 exchange (to pay little to zero taxes on profit). 

But the property would never do that because of its design and limitations, so in order to make money, I'd have to either create more space/more bedrooms, or wait for the area to improve.

Some jurisdictions require the landlord to provide some sort of window cover for bathrooms and bedrooms.

You'll need advise and counsel from offer to closing.You'll definitely want to figure out the price of the condo from other similar condos (comparables). 

It is very well built but what really piqued my interest was the potential to convert the formal dining to a 4th bedroom simply by adding a door. 

Hi all,I'm looking to see how close to breakeven I could get with some property in my area if I ever move out, but mostly would only be able to afford condos that have $300-$600 HOA fees.Can people give me a sanity check of what expenses on a property like this might look like?

I would split the big family room into 2 rooms (smaller family room and a bedroom).
