The way most people make money in this game is by using creative techniques to solve one person's problem while being able to structure the deal to where it makes you a profit.The key to finding a lot of deals in this game is to look for the MOTIVATED SELLERS.... forget about looking for houses, that's a waste of time and requires way too much work!!!

I think I am going to pass on this one.The next house we looked at was in need of just about everything but structural work....from the looks of it it seemed like an okay investment; then I go into the basement (to be honest with you the place kinda creeped me out; I think it creeped the realtor out too because she didn't walk around with me); in the basement there was water on the floor and it smelled like a serious water leakage problem....I told the realtor right then that I was not interested in this property.

He actually showed me some pictures and told me that there were probably some un-permitted bedrooms but the overall structure seems to be permitted.

I think the hardest part for me was the bathroom because with older houses, nothing is straight so you have to improvise when it comes to tiling and drywall.Chris

It makes it look as if it's done in purpose and gives a little foyer space to take off your shoes.If a wall has been taken down between rooms and the flooring has a gap right along that former wall, I do the same as above: Fill it in with marble tiles.If I have a very small bathroom where I need to redo the floor with tiles - I build a small false wall in front of the bathtub: furred out with 2"x4" sideways and plywood on top.

When I explained that I would try to use a FHA loan she said that a FHA loan would not work for the property because, even though it is on title as a single family, it has 4 homes on it.Do the types of structures on a property determine if a FHA loan will work for the property?
