One of the things I would think is best is to find newer properties if they are attached with a common building element (i.e. roofing on townhomes) and then after 5 years reconsider selling and putting the equity into another unit like a SFH or even a duplex.

I was using the rental property calculator to evaluate my property if I was buying at market value as a rental property... the numbers don't look very attractive (attached below).I've been debating whether to: Sell the property (capital gains will be limited).Leverage LTV for mult rental properties1031 to another areaDo nothing...I did some some improvements last year like a new kitchen and added wall to wall wood floors on both stories.

Also fyi, FCI Exchange will not allow an investor to sell a CFD on their platform since it is not a note, it is a property that is being offered for sale, with a contract attached to it.

James,I am not sure where this gentleman had any success in doing this method of purchasing for at least a couple of reasons;1) Any smart investor is not going to buy a listed property for simple fact there are real estate commissions attached to the transaction. ( 3-6% ) 2) A lot of agents would probably frown on that type of purchase because it is not done in the traditional sense.Now here would be one exception to the rule; If the MLS listing was a foreclosed or HUD property that was listed at a wholesale price in the first place.I would try and gather more information from this pod cast guy and find out a little more details on some of those unknowns.Good luck, and hope you are on to something this could get interestingJim Sakalis

Some people are more investor than worker and are not attached to the specific property and have no issues with it being far away.You are right that Colorado numbers are not great.
