I've done cold calling before for digital marketing and it's a LOT of effort for low return.

I have always received the occasional cold call, but in the past few months it has gotten out of hand to the tune of about 4 or 5 a day with Tuesday and Thursday being the busiest.

Sell later when CA RE is cold and reinvest in CA RE.4. 

., "New - not yet contacted" or "Watch - unlikely to transact within 90 days".A field for "lead source" - Facebook, EDDM, PPC, door knocking, cold call, etc.A field to record prospect's website.A field to record prospect's social media accounts.  

It had fallen out of contract twice -- once after just a few days under contract when buyers got cold feet; the other time for a lending issue.

I imagine it's also happening somewhat in other cold-weather mid-western states too, but not to the same degree. 

I would do the cold calling/texting yourself to start so you understand the work itself but then quickly delegate it after closing your first 2-3 deals. 

But with a background as an engineering nerd, marketing (specifically cold calling) is the bane of my existence.

I'm not saying you can't stretch yourself thin and I think you're aware of the issues, but you need to look at this in the cold hard light.

I think targeting owners of properties you want through direct mail and/or cold calling is a great way to find off market deals.
