As per trying to accomplish this using 100% other-people's-money we do have approval from my dad to use what we have in our business account to help us with our down payment.

Buying the replacement property in/through two separate LLCs that are disregarded entities would provide you with liability protection and still accomplish your goals of acquiring the property as part of you and your wife's 1031 Exchange.  

I don't quite understand what waiting it out would accomplish.

They also accomplish different goals, and depending on what your ultimate goal is one or all may or may not help you get there.Wholesaling is not a gate way to flipping and flipping is not a gate way to rentals, they can be used as a tool to get you to a milestone along the way but they are not required. 

I don't see how leasing properties to an LLC accomplishes anything.
