Other wise you could be stuck with a tenant you don't want who can't pay and you can't get rid of without legal costs.Frankly, I would let them go, apply all the penalties you legally are allowed to, refurbish the place up to modern standards, and re-rent it for a higher price....

You will want to refinance the property in to a conventional (Fannie Mae/Freddie Mac) loan as soon as you can, just to get rid of the MI, but you will need 25% equity or more to refinance it, so it could take a couple years.
