I'm looking to make a switch from brick red to a dark grey/black.

If you have found a rock solid deal with lots of value creation opportunities, getting buy-in from potential partners will be easy.

As long as you keep it full with good tenants you should mostly stay out of the red.

There are coffered ceilings, automatic garage door opener, granite counters, double walk in closets in Master and either decor brick or rock on the exterior in front, tile in all the areas other than bedrooms.

It'll be in red and ALL CAPS.

Educating landlords on best tenant screening practices and tenant screening red flags is by far and away the best insurance they could ever get.  

My suggestion is it is best to start developing relationships with the lending officers at smaller banks now so when you really do need them you are ready to rock and roll.Take massive action and I'll see you at the top!

Can anyone offer any advice, specific to the Little Rock Arkansas area, with hard/private money lenders, and strategies for finding great properties? 

Already they are trying to push you and they haven’t even signed anything yet is a big red flag
