I think you can treat the "rent to own" the same as if you were doing it with an RV, etc.But I do agree about looking into the laws, etc. to be safe.

There are currently just a handful of mobile homes and RV's on the lot so I'd put the new homes on one side of the lot and keep the current tenants for income as long as I needed to.

We were looking at what was advertised as an RV Park near downtown and when I started my due diligence on the property, the city manager told us in no uncertain terms that he had been trying to get rid of the park for years. 

It is a chopped RV on beams. 

I had plans of developing a RV park in Southern California wine country but I found out today that will cost half a million and that will be all that we have to invest so I am going to play it safer and flip for a while build more Capitol.

You can find a ton of leads there also.We do about 200 owner ordered auctions  a year, I have seen some very good equity packed properties sold.

If they are old small homes, maybe its a good amenity to keep if you have one ( or have an RV component to the park ). 

I have found a 16 space RV park with 20 mobile home slots, a live in 3br/2ba home, 10 bedroom hotel w/ laundry facility and last but not least it comes with 20 canoe and kayaks for guest rental.  

Has anyone ever advertised and seen a response from Val Pack or the like?

@Fred Ewert - I'll add Elkhart to your list (which I assume you were including in the Goshen area).I can't think of a better blue-collar population to invest in especially with all the booming RV factories up there.
