Also a experienced broker will give you much better customer service and help you prepare your package.  

I use my CPA knowledge daily, but don't actually prepare returns anymore. 

Although, I know and am prepared for the fact that anything can happen any time - inspection or not.

I am preparing to take the plunge and get involved in real estate investing and I was wondering if there are any templates or ideas for keeping spreadsheets to monitor income, expenses, NOI, etc.

My job has me in countless neighborhoods within an hour radius of downtown, so I pass the time by doing mock “driving for dollars” since I drive through neighborhoods checking for jobs anyways.Besides trying to educate myself as much as possible on all things investing and real estate, I’m finding myself trying to prepare my personal life and debt for investing, including getting my spouse to a point of comfort with the idea, while trying to make sure I don’t get stuck in an analysis paralysis either.

Honestly, it sounds like you are not prepared to have a PSA under contract yet.
